Language preference

On an initial visit from outside the Netherlands, the site may open the English page using the country associated with your IP address, supplied by Vercel. We do not request your precise location or store the country in the website code. Your own language choice takes priority. Using the language switch saves only Dutch or English in a functional cookie for up to 90 days. You can change your choice at any time.

Enquiry form

The enquiry form asks for your name, email address and question. Phone number, subject, location and timing are optional. When you open the form from a transaction, the assignment shown in the form is included as context. The website sends these details over an encrypted connection to Strato’s mail server for delivery to contact@wouterbosvastgoed.nl. Your email address is used as the reply address. The information is used to handle your enquiry. During your visit, an unfinished enquiry stays in memory when you close and reopen the form or navigate within the same language. You can clear it yourself. Refreshing, closing the tab or switching language may clear it. No draft is saved in cookies or browser storage. The application does not retain a copy of sent messages. A sending confirmation means Strato has accepted the message; it does not prove inbox delivery.

Personal contact

An email link opens your own email application. If you send a message, I receive your email address and the information you choose to include in my business mailbox, to respond to your enquiry. Your email provider and the receiving email service handle the message. Calls are handled by your phone provider.

Hosting and technical information

Vercel hosts this website. Page requests involve processing technical information, such as an IP address and request details, to deliver and protect the website. The application does not store contact messages or visitor profiles and does not write message contents to application logs. Vercel limits enquiry requests by IP address to protect against abuse.

Property tips by email

You can subscribe separately to property tips and new articles. We use your email address, selected language and the times of request and confirmation. You receive a confirmation email first; your address is not added to the sending list until you confirm. The link expires after 72 hours. Unconfirmed subscriptions are removed during the next cleanup. Confirmed addresses remain in private Vercel storage while you are subscribed. Every newsletter contains an unsubscribe link that removes your address from this list. Messages are sent through Strato. No individual open or click tracking pixels are added. Sending records help prevent duplicate messages and do not prove that you read an email.

Note and acknowledgement

After an enquiry, the website may email an acknowledgement to the address provided. If you request the acquisition note, your email address is used for one message through Strato. This does not subscribe you to a newsletter. To limit repeated sending and misuse, the application retains protected request identifiers and sending statuses in private Vercel storage. These are cleared on use after 48 hours. You can also download the note without providing an email address.

Editorial access

The private editorial portal uses a single-use sign-in link sent through Strato to the designated business mailbox. Links expire after 20 minutes. A secure session cookie keeps the editor signed in for up to eight hours. Drafts, publication records and hashed access tokens are stored in private Vercel Blob storage in Frankfurt. Expired access is rejected immediately; old access records are cleaned up on subsequent use. Contact enquiries are not copied into this store. Customer details, invoice items and final invoice PDFs entered by me are also kept privately in this store for my business administration.

Cookies and external links

No advertising trackers or embedded social feeds have been added to this website. The LinkedIn profile opens only when you follow its link. LinkedIn’s own privacy and cookie terms apply on that platform.

Retention and your questions

I delete standalone enquiries that do not lead to an assignment from my mailbox no later than six months after the enquiry has been concluded. Correspondence relating to an assignment or business administration is subject to separate retention periods. For questions about information you have shared with me, its retention, or a request for access, correction or deletion, email contact@wouterbosvastgoed.nl.

Property guide

Answers in the property guide stay in page memory. I only receive them if you add the summary to an enquiry and send it. You are not automatically subscribed to emails.

Visitor statistics

Vercel Web Analytics measures public page visits, referring websites, devices and selected actions: opening and starting an enquiry, an accepted or failed submission, a call or email click, use of the guide, an acquisition note click and a confirmed newsletter subscription. We do not send form contents, email addresses, guide answers or URL query parameters. The package uses no analytics cookies. The current plan provides reports for up to 12 months. This is a reporting window, not a statement about every retention period of the service.
