COMMERCIAL PROPERTY INVESTMENT

Why invest in property?

Rental income, a tangible asset and a say in how premises are used can be reasons to consider property investment. Whether a building suits your plans requires a wider assessment.

Four considerations before buying.

Consider the property and its terms.

Buying a tenanted retail or business property involves more than assessing the building. The tenant, lease and costs also shape the purchase. My work includes the acquisition of a tenanted investment property in a prime Leiden location.

BEFORE YOU DECIDE

Four considerations before buying.

01

Rental income

Renting out property can generate recurring income. Vacancy or a tenant failing to pay can interrupt it.

Which lease terms and dates matter?

02

Costs and funding

Maintenance, insurance and any financing costs reduce what remains. Allow for unexpected expenses as well.

How would your budget look with lower income or higher costs?

03

Location and use

Access, condition and possibilities for use form part of assessing the property.

Which occupiers could the property suit, now and in future?

04

Value and resale

Values can rise or fall. A sale may take time, so your money may not be readily available.

Does the property fit the timeframe in which you might need your money?

Let’s discuss your acquisition.

I support the acquisition of business premises, offices and shops as investments, from setting a strategy and selecting suitable properties to negotiations and the final contract. We agree the precise work and terms together.

Discuss your acquisition plans
