Picture a normal working day. Where do staff arrive? Where does a supplier unload? Where will you meet a client?
This helps you work out which spaces you need and how they should connect.

- Access for staff, visitors and deliveries
- Layout requirements and room for future changes
What is essential?
You might prefer a particular look, but need enough room for your equipment. Make two lists: what the premises must provide and where you can compromise.
When can you move?
Finding new premises and leaving your current property are separate matters. Gather your lease and any amendments, note the dates that may be relevant and have the arrangements reviewed.
What will you check at the viewing?
Take a floor plan and your list of requirements. For each room, note what you can see and what you still need to ask. Keep impressions such as ‘this looks large enough’ separate from measurements you have actually checked.
